Who is eligible for the Signature Flex Mortgage?
Service Credit Union membership is required. Beyond that, standard mortgage qualification criteria apply, including credit history, income, employment, and the property itself. The best first step is to get pre-qualified so we can give you a clear picture of what you qualify for.
Can I use the Signature Flex to refinance my current mortgage?
Yes. The Signature Flex is available for both purchases and refinances. If you're currently in a higher fixed rate and looking to reduce your monthly payment without committing to another 30-year term, this could be a smart option to explore.
How is the Signature Flex different from a standard fixed-rate mortgage?
A fixed-rate mortgage locks in the same rate and payment for the life of the loan. The Signature Flex gives you a lower rate for the first five years, which means a lower monthly payment during that period. In exchange, the rate can adjust after year five. For many members, the savings in those early years are significant.
Is the Signature Flex a good fit if I plan to stay in my home long term?
It depends on your situation. The Signature Flex is a strong option for members who expect to move, refinance, or pay down a significant portion of their loan within the first several years. If you're planning to stay in the same home for 20 or more years with no refinancing, a fixed-rate mortgage may be worth comparing. Our mortgage team is happy to help you think through both options.
What happens to my rate after the five-year period?
After the initial five-year term, your rate will adjust at set intervals based on current market conditions. Those adjustments are governed by caps, meaning there are defined limits on how much your rate can move at each adjustment and over the life of the loan. Your mortgage specialist will walk you through exactly how your caps are structured.
What is an adjustable-rate mortgage?
An adjustable-rate mortgage, or ARM, starts with a fixed interest rate for an initial period, in this case five years, and then adjusts periodically based on a market index. The Signature Flex keeps your rate fixed for those first five years, giving you payment stability when you need it most.
